How Many Sheds Can I Have on My Property in NZ?

If you’ve ever stood on your property and thought
“I could fit another shed here”, you’re not alone.
It’s one of the most common questions we get at Anchored Steel. And the honest answer? It depends on where you live, what you’re building, and how big it is. But the good news is that the rules have gotten a lot more flexible lately, especially for smaller structures.

The Short Answer: There’s No Hard Limit on the Number of Sheds
New Zealand building law doesn’t set a specific cap on how many sheds you can have on your property. What it does regulate is size, placement, consent requirements, and site coverage, and these rules vary depending on your local council’s district plan and what zone your land sits in.
In practice, the main factors that will determine how many sheds you can fit on your property are:
Total site coverage (what percentage of your land can be covered by buildings)
Setback distances from boundaries and other buildings
Whether a building consent is required (based on size and use)
Your district plan zoning (residential, rural, industrial, etc.)
What’s Changed: NZ Building Rules Are More Flexible Now
As of October 2025, the New Zealand government updated the Building Act to ease consent requirements for small single-storey detached structures. Here’s what that looks like in plain language:
Sheds Under 10m² — No Consent, No Minimum Setback
Small garden sheds, tool sheds, or storage shelters under 10 square metres can now be built right up to your property boundary without needing building consent. No forms, no fees, no waiting. As long as you’re not adding plumbing or hardwired electrics, you’re free to go.
Sheds Between 10m² and 30m² — No Consent if Done Right
Structures between 10 and 30 square metres can also be built consent-free, but there are conditions. The building needs to be at least 1 metre from any boundary or another building, single-storey, and have a maximum height of 3.5 metres above floor level. The design and construction must also be carried out or supervised by a Licensed Building Practitioner (LBP).
Our take: This is a great win for property owners who want to add a decent-sized storage shed, workshop, or garage space without navigating the full consent process. But don’t skip the LBP requirement, it’s there for a reason, and getting it wrong can cause real headaches at resale time.
Larger Sheds — Building Consent Required
Anything over 30 square metres will almost certainly need a building consent, particularly if it’s intended for habitation, has plumbing, or falls outside Schedule 1 exemptions. For farm shed, industrial shed, or multi-use structures, which is most of what we build at Anchored Steel, consent is part of the process, and we handle all of that for you.
Urban vs Rural: The Rules Are Different
This matters a lot. If you’re on a residential section in Cambridge, Hamilton, or any urban area in the Waikato, your district plan will typically be more restrictive around site coverage and setbacks than a lifestyle block or rural property.
On rural-zoned land, the rules tend to be considerably more generous. Farm sheds, machinery storage, and large agricultural structures often have far fewer restrictions, and building consent requirements may differ based on the intended use of the structure.
